Purchased a Richmond home 4-years ago. The three-car garage is separating from the house. Richmond told them to go thru the structural warranty. The warranty people said it would be covered and sent out engineers to assess damage in April. Now they are offering a settlement of $46K but that does not include cosmetic repairs.
Contracted with AR Chimney Pros for various work, deposited $2,500 back in November, 2024, then changed their mind.
He recently had several windows replaced with new vinyl windows by All Windows & Doors Plus (Haven Scott). He has a bay window in the rear that he wanted enlarged but instead they installed a direct replacement (43″).
He is having trouble with a contractor on the final invoice. For example, $4,200 for stone trim, which is mentioned in the original contract. He did agree to some change orders but disputes the stone trim.
Hired “Design Plus” (Joe Malina) for a $57,600 basement renovation. So far Chris has paid $53,600. Contractor had health problems and work slowed down to almost nothing. The project is now 4-months behind schedule.
In May got 5 bids for concrete work (removing and replacing a sidewalk + adding slabs – around 1000 sq ft. They all wanted 50% up front ($6K). There was an existing tree root system that needed to be removed but the contractor did not give him time to remove it. At the end of

He called Done Plumbing, Heating, Cooling & Electric to replace a tub drain and they wanted $1,400. He is upset.
Had C&J Asphalt & Concrete repair pour concrete steps put in from home to the street. They did a terrible job. Came back and re-did the job. Additional work was not done, diamond cut, driveway. Contracted amount $4,900. She paid in full. Job was completed in around 3-weeks.
